NYREJ: Georgatos Of Island Associates Completes Two Leases Totaling 3,135 SF

208 Route 112, Port Jefferson Station, NY In the first deal, Georgatos represented the landlord and tenant, T-Mobile, in the lease of 1,335 s/f at Cinema Plaza. T-Mobile will join Dunkin’ Donuts, Lemonleaf Grill, Brookhaven Opticians, and Collage Hair Salon at Cinema Plaza located at 208 Rte. 112. 1245 Middle Country Road, Middle Island, NY In the second deal, Georgatos, the landlord’s broker, along with Rene Giacobbe of Douglas Elliman Real Estate, the tenant’s broker, leased 1,800 s/f for aggregate rental of $190,000 at Strathmore Commons located at 1245 Middle Country Rd. The War Store will join anchor King Kullen Supermarket, Subway, Sprint, Family Dollar, Lemon Tree, Carvel, R&S Pet Supply. The War Store is a hobby and gaming store that specializes in the sale of miniatures. The War Store is relocating their only retail location from 47420 Main Rd., Southold, NY to 1245 Middle Country Rd. 100 Jericho Turnpike, Floral Park, NY SSALT LLC purchased an 8,000-square-foot building at 100 Jericho Turnpike in Floral Park for $1.475 million. Formerly occupied by Procida Tile, a new tenant will be relocating its beauty care distribution from the Bronx to the building. NYREJ: Island Associates Real Estate Arranges Two Leases Totaling 5,850SF

490 Wheeler Road, Hauppauge, NY Island Associates Real Estate has completed two leases totaling 5,850 s/f. In the first lease, Island Associates and Jenor Realty Co. has leased 1,650 s/f of office space located at 490 Wheeler Rd. to Twomey, Latham, Shea, Kelley, Dubin & Quartararo, LLP for a five-year lease. This was a relocation and expansion of the space the tenant already occupied in the building. Roger Delisle, Jr. of Island Associates represented the landlord and Jerry Norton of Jenor Realty represented the tenant. Island Associates also negotiated the extension of lease and expansion of leased premises at 490 Wheeler Rd. with The Retreat The tenant extended their lease for a period of five years and will now occupy 4,200 s/f at the building.
